Step 2 - Know what you can afford
Get Pre-Qualified! Visit your bank or speak to a Mortgage Broker Specialist about various mortgage options and current low interest rates. Find out what is best for you! Note: A mortgage Broker is in constant communication with different lenders; whereas, your bank can only offer you their own rates.
Step 3 - House hunting
Let's grab some coffee, then spend the day on a customized tour of available properties in your desired locations. If we don't find your dream home the first time, rest assured that I will keep you up to date with new listings and price fluctuations in your target market.
Step 4 - Making an offer & removing subjects
Once we've found the right property, I will determine what other comparable properties are selling for in the complex and surrounding neighborhood, and negotiate the best possible price. Offers usually have 3 subjects: Strata Documents, Inspection, and Finance.
Step 5 - Know your closing costs
- Home Inspection
- Lawyer or Notary (Title search Invesitgation and Registration)
- Survey Certificate (detached home only)
- Mortgage (Appraisal, Title Registration, Loan Insurance)
- Fire and Liability Insurance
- Property Transfer Tax (1% of the 1st 200K and 2% of the balance) for purchases above 475K. Partial exemption continues for purchases up to 500K.
- GST (5% on the purchase price) for new homes only.
- Move-In Fee
Each of these costs differ from purchase to purchase, and they may not apply to you. I will go through all of these costs with you ahead of time to ensure you know what you are getting into, and have the means to deal with any financial obligations that arise over the course of the transaction.
